About

I look after property. Right now that means 122 commercial and residential properties across Southern Florida — the buildings, the grounds, the systems, the contractors, the budget and whatever broke overnight.

For eighteen years I ran my own estate and property business alongside the construction work: 12 to 18 estates and better than fifty homes at a time, inspected, maintained and kept right whether the owners were in residence or not. I sold that company in 2016.

Before and around all of it, thirty years of building. Custom homes, a $50M oceanfront resort, and transportation work in Illinois.

Decades of construction means I don't just coordinate the trades — I've been the trades. That's what separates me from a career facilities administrator.

Luxury Residential Construction & Facility Management

I oversee the final-phase construction, transition and ongoing facility management of four large-scale luxury residential properties. Responsibility runs from roughly 98% construction completion, through final Certificate of Occupancy, and indefinitely into post-occupancy care.

I was brought in specifically to manage the critical transition phase of these residences: completing the remaining construction, coordinating specialized trades, closing out subcontractors, and preparing the properties for interior design, furnishings and full operational condition.

  • Manage the final 2% of construction and coordinate all remaining specialty trades and vendors.
  • Drive the properties through final inspections, punch-list completion, documentation and Certificate of Occupancy.
  • Coordinate the transition from construction to interior design, furnishings and owner occupancy.
  • Close out subcontractors — completion verification, outstanding items, warranties, documentation and final project requirements.
  • Serve as the primary project coordinator through the post-construction transition and occupancy phase.
  • Hold sole responsibility for the daily care, oversight and operational readiness of the residences on an ongoing basis.
  • Coordinate preventive maintenance, repairs, vendors, contractors, service providers and property improvements.
  • Maintain the residences to the standard expected of luxury private estates.
  • Manage ongoing facility operations for additional completed properties within the broader real estate holdings portfolio.
  • Act as the central point of coordination between ownership, construction teams, designers, vendors, service providers and property operations.
  • Manage engineering, operations, maintenance and capital improvement projects across a portfolio of 122 commercial and residential properties throughout Southern Florida, directing multiple concurrent facility projects.
  • Direct preventive and corrective maintenance programs for mechanical, electrical, plumbing, HVAC, structural and life-safety systems.
  • Supervise maintenance personnel and specialty contractors while maintaining quality, safety and OSHA compliance standards.
  • Negotiate service agreements and vendor contracts, managing an annual maintenance and vendor budget of approximately $3.6M with value engineering initiatives to control costs.
  • Conduct facility inspections, resolve complex maintenance issues and ensure compliance with applicable building codes.
  • Manage tenant improvements, facility expansions, infrastructure upgrades and emergency repairs with minimal disruption, using ServiceChannel for work order tracking.
  • Develop long-term asset management and preventive maintenance strategies that improve reliability, extend equipment life and reduce operating costs.

The role combines facility management, luxury residential construction closeout, owner and project coordination, property transition and estate operations — continuity from the final stages of construction through long-term ownership and care.

Day-to-day care of estates and homes for owners who were often away: inspections, preventive maintenance, repairs, and coordination of 20+ contractors and service providers. Included new-construction punch-outs, leak detection, mold testing and radon assessment, keeping properties move-in ready year round.

High-end condominiums, hotel and spa. Budgets exceeding $50M.

Led construction and interior completion. Managed material costs, labour and contract negotiations, cutting unnecessary expenditure by 15%, and coordinated 50+ vendors and suppliers with no major supply chain disruption.
